Many properties have limited loft space, and often people don’t realise they can convert that space into something they can use. This is where hipped to gable loft conversions work best.

A lot of houses have a  hipped roof with sloping sides. In this type of conversion the sloping roof is replaced with a vertical wall (the gable) at the end to the same height as the ridge of the roof and the spaces in between filled. This can create a very large space and turn that cramped loft into a bedroom, office or living space.

The overall floor space would be greatly increased, which not only benefits your life within your home but the value of your property.

If your property has 2 sloping sides and you decide to replace them both with vertical walls, these are double hipped to gable loft conversions, creating an even bigger space!

This type of extension is perfect for houses that are detached, semi detached and bungalows, that have a hip-end roof. It is likely that hipped to gable loft conversions would require planning permission, however this is not always the case. If your loft conversion stays within the below specifications, then it can be undertaken as permitted development and wouldn’t require planning permission.

Anything exceeding the details below would need permission:

  1. A volume allowance of 40 cubic metres additional roof space for terraced houses
  2. A volume allowance of 50 cubic metres additional roof space for detached and semi-detached houses
  3. No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway
  4. No extension to be higher than the highest part of the roof
  5. Materials to be similar in appearance to the existing house
  6. No verandas, balconies or raised platforms
  7. Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor
  8. Roof extensions not to be permitted development in designated areas
  9. Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the original eaves
  10. The roof enlargement cannot overhang the outer face of the wall of the original house.
